The Hills of Lakeway and Flintrock Falls are two of the most sought-after golf communities in the Austin area. But before you pack your golf clubs and move west, there are a few things you should know.
As a former University of Texas golfer and Austin real estate broker with over 15 years of experience, I've played these courses countless times. Here's my insider perspective on what makes these communities special—and where they might fall short.
Four Golf Courses, One Incredible Lifestyle
One of the biggest draws of The Hills Country Club is access to four distinct golf courses:
- The Hills: A Jack Nicklaus design and one of my personal favorites in Austin. Traditional, challenging, and rewarding for well-struck shots.
- Flintrock Falls: Designed by Jack Nicklaus and his son, featuring scenic Hill Country views and strategic tee shots.
- Live Oak: More forgiving off the tee, with beautiful tree-lined fairways.
- Yaupon: A tighter layout that rewards accuracy.
The practice facilities are another standout. In fact, I spent countless hours here practicing during my University of Texas golf days. With a double-ended driving range, extensive short-game facilities, and three dedicated practice holes, it's one of the best places in Central Texas to work on your game.
Golf Membership Costs
The club offers several membership levels, allowing residents to choose the golf and recreational amenities that fit their lifestyle.
At the time of filming, initiation fees were approximately:
- Signature Membership: $90,000 for access to all four courses.
- Three-Course Membership: $55,000 for Flintrock Falls, Live Oak, and Yaupon.
- Two-Course Membership: $12,000 for Live Oak and Yaupon.
Additional sports, racquet, wellness, and social membership options are available. Fees and availability are subject to change, so always verify current details directly with the club.
Homes in The Hills vs. Flintrock Falls
Although these neighboring gated communities share a country club lifestyle, their homes have noticeably different characteristics.
The Hills of Lakeway features predominantly traditional homes built during the 1980s and 1990s. You'll find everything from original properties ready for renovation to beautifully updated golf course estates. Homes are generally older and smaller than those in Flintrock Falls, often providing a more accessible entry point.
Flintrock Falls is typically newer, with larger homes and a mix of Mediterranean, Tuscan, and contemporary architecture. Many properties offer expansive floor plans, golf course views, and luxury finishes.
Both communities also offer smaller garden homes and lock-and-leave options.
An important advantage? Both neighborhoods feature 24-hour manned security gates, and residents with appropriate access can travel between the two communities.
More Than Golf: The Lakeway Lifestyle
One thing I particularly love about The Hills and Flintrock Falls is how much there is to do beyond the fairways.
The country club has a very active membership, with tennis, pickleball, padel, swimming, fitness facilities, social events, and activities throughout the year.
From wine-and-nine golf outings to live music, cards, and community gatherings, it's an excellent environment for meeting people and building friendships.
Outside the gates, Lakeway offers even more:
- Lake Travis: Boating, sailing, fishing, wakeboarding, and beautiful waterfront scenery.
- Hill Country Galleria: Shopping, restaurants, entertainment, and community events.
- Lakeway Resort & Spa: A lakeside destination for visiting friends and family.
- Outdoor recreation: Hiking trails, parks, and scenic Hill Country landscapes.
- Healthcare: Baylor Scott & White Medical Center – Lakeway provides convenient access to hospital services.
Families also appreciate that both communities are served by Lake Travis Independent School District. Buyers should confirm individual school assignments for any property they're considering.
The Pros and Cons of Living in The Hills & Flintrock Falls
Every community has its birdies and bogeys!
The Birdies
Outstanding golf: Four courses and excellent practice facilities offer tremendous variety.
Active social scene: A welcoming club atmosphere with plenty of opportunities to get involved.
Gated living: Both neighborhoods feature controlled access and staffed entrances.
Beautiful surroundings: Rolling Hill Country terrain, mature trees, and proximity to Lake Travis.
Convenient amenities: Shopping, dining, recreation, and healthcare are all available in Lakeway.
The Bogeys
Traffic: RM 620 can get congested, especially during rush hour. Commuting into Austin may take considerably longer than expected.
Fluctuating lake levels: Lake Travis rises and falls with rainfall and drought conditions. Waterfront buyers need to understand water depth and dock accessibility before purchasing.
Limited nightlife: Lakeway has plenty of restaurants and activities, but those seeking downtown Austin's music venues and late-night entertainment will need to make the drive.
Is The Hills or Flintrock Falls Right for You?
If you're looking for a gated golf community with beautiful homes, an active social scene, and easy access to Lake Travis, both neighborhoods deserve a serious look.
The Hills generally offers older homes with more opportunities for renovation and value, while Flintrock Falls tends to attract buyers looking for newer construction, larger floor plans, and upscale finishes.
My advice? Find the lifestyle, then the house.
The right choice depends on how you want to spend your days, whether that's chasing birdies, spending afternoons on Lake Travis, or enjoying time with friends at the club.
